Thank you for making Hill Rental Properties your home for the 2017-2018 school year! Please read the following information carefully to avoid losing your apartment when pre-leasing starts and to take advantage of the 12 month lease renewal price! Please fill out the renewal/transfer form and return to the office or submit via email to firstname.lastname@example.org. We will have printed forms in the office for you to pick up as well.
MOVING OUT WHEN LEASE EXPIRES:
Return the renewal/transfer form or send an email to email@example.com letting us know you plan to move out when your lease ends. In early May, a move out packet will be hung on your door with information and instructions for moving out of your apartment.
RENEWING A LEASE WITH NO CHANGES:
Return the renewal/transfer form by Friday, February 23rd to have your new lease prepared and ready for your signature. Your new lease must be signed no later than March 2nd, 2018 in order to reserve your current apartment.
*** Any Apartment not reserved with the lease signed or other arrangements made by 4:30 pm, Friday, March 2nd, will be made available to the public for re-rent.

RENEWING WITH NEW ROOMMATES:
All new tenants must complete a rental application before being added to the lease. The non-refundable fee for the application is $25.00, payable to Hill Rental Properties, by cash, check, or money order. Applications may also be completed online at www.hillapartments.com/rental-process/applications. Any applicant denied will not be added to the lease. Adding or removing roommate fees do not apply if paperwork is completed before the new lease is signed.
TRANSFER APARTMENTS WITHIN HILL RENTAL PROPERTIES:
Return the renewal/transfer form request along with your apartment preferences prior to Friday, February 23rd. We reserve the right to schedule an inspection of your current apartment for cleanliness and damages before approving a transfer request. We will contact you as soon as a unit that fits your request becomes available. A new security deposit of $300 and last month’s rent will be required to secure your new apartment. Your last month’s rent and deposit will NOT transfer to the new apartment. Apartment transfers do not qualify for the 12 month lease rate.
LEASE RENEWAL PRIVILEGES:
Apartment transfers and lease renewal privileges are contingent upon your rental history. Hill Rental Properties reserves the right to deny renewal and transfer requests due to poor payment history, delinquent balance, or for other violations of your current lease agreement including noise, litter, pet and/or other notices issued for noncompliance.
